REAL ESTATE DEVELOPMENT  Tetrault & Associates has the background, knowledge, and hands-on experience necessary to handle even the most complex development projects. Whether a client is building new properties or rehabilitating old ones, we structure our engagements around the project’s technical requirements as well as the client’s goals and expertise. For clients that are new to development, our team can help them learn the ropes by guiding them through the development process—or we can manage the entire project and simply hand them the keys at the end. Seasoned developers can retain Tetrault & Associates as a technical mentor as they expand into new areas. Either way, we want clients to benefit from our technical experience while also developing their own skills.

FINANCIAL FEASIBILITY   Real estate finance is complex. We simplify it—by providing the right analysis, in the right package, at the right time. If a client needs a balanced, detailed project assessment, Tetrault & Associates can walk their team members through the analysis. We can also help secure equity, grants, and debt financing from local, regional, and national sources. Or if a client just wants it done, our team can produce a set of detailed financial documents with all the necessary schedules and statements. We can even package our analysis as a formal presentation for lenders and investors.

DEVELOPMENT PLANNING  Development planning requires a mix of bold vision, hard-nosed practicality, flexibility, and relentless attention to detail. Drawing on those attributes, our team helps clients respond to the needs and opportunities in their communities. And while we believe that development planning must be rooted in a realistic, detailed market analysis, we often find openings that others might have overlooked. We work hard to build consensus among community residents, public officials, and private developers, eschewing the orthodoxies of any particular school of thought in favor of a pragmatic approach to finding what works best for each project.

DUE DILIGENCE   Experience matters when assessing risk. We’ve been around the block. We know what will work and what will not. When conducting due diligence for lenders, grantors, and government entities, we pride ourselves on using a process that is open, disciplined, consistent, and rigorous. Our due diligence seeks to clarify the financial and non-financial risks to parties on all sides of a transaction. Tetrault & Associates’ team can also help prepare or evaluate grant applications using a client’s underwriting criteria.
